Appraisal Ideas from a Realtors' Viewpoint
Most property owners (or potential owners) will need an appraisal for a variety of purposes such as buying, selling, refinancing, remodeling - to name a few. Here are some considerations when contemplating your appraisal.

1. Foreclosures and "short sales" have become a frequent occurence in today's market and the inclusion of these may influence your valuation. Appraisers are under pressure to include these properties when using the "Sales Comparison Approach" which compares your house to similar property sales even if the "sale" is a bank repossession. The result may be a lower valuation ultimately affecting your sale/purchase.

2. Remember! The appraisal is an estimate and not a fact. The value of your property is what a ready, willing and able buyer will pay to a ready, willing and able seller.

3. Can you challenge an appraisal? Yes. The owner has a right to a copy of the appraisal. There could be errors or inaccuracies that the appraiser can address and/or provide an explanation of how the value was derived. In some situations, a second appraisal with a different appraiser may be requested.

4. Should you obtain an appraisal before listing your property for sale with a realtor (or applying for a loan)? Not a bad idea! You might determine the likely listing price and develop ideas for marketing.
